Specialty doors and windows

What is a lift-and-slide door?

A sliding door whose handle lifts the panel off its seals onto rollers so it slides easily, then lowers it to compress the seals when closed. That gives a tighter seal than a standard slider.

What is a pivot door?

A door that turns on pins at the floor and head instead of side hinges, which allows much larger and heavier doors. Most have a hydraulic closer in the floor pivot.

What is a tilt-and-turn window?

A European-style window that tilts in at the top for ventilation or swings in fully, controlled by one handle.

Can you install doors I bought myself or imported?

Yes. We review drawings, inspect the delivery and install to the manufacturer's instructions.

Repair and maintenance

Why does my sliding door stick?

Usually grit in the track and worn or low rollers. Cleaning, dry lubricant and roller adjustment fix most.

Can fogged double-pane glass be fixed?

The sealed glass unit can usually be replaced without replacing the whole window.

Why does my pivot door slam?

The closer speed settings are off or the closer has failed. Oil around the pivot means replacement.

How often should doors be serviced?

A seasonal check suits most homes: clean tracks and weep holes in spring, check seals and adjust hardware before winter.

Remodeling and painting

Do you do general remodeling?

Yes: interior renovations, opening walls, new door and window openings, framing, drywall, trim and finish carpentry.

When is the best time to paint outside?

Spring and fall. Standard latex needs about 60°F or warmer; low-temperature products work down to about 35°F, following the label.

Do old houses need special painting practices?

In homes built before 1978, paid work that disturbs paint must follow the EPA RRP lead-safe rule.

Permits and licensing

Do I need a permit to replace windows in Montgomery County?

Not if the opening size and clear opening stay the same. Changing the size needs a permit. Rockville and Gaithersburg run their own permit offices.

Do I need a permit in Washington DC?

Historic properties need Historic Preservation Office clearance for permitted exterior work, and window replacement is among the work that needs a permit there.

Do I need a permit in Northern Virginia?

Virginia's code exempts replacing windows and doors of similar operation and size that don't change the framed opening. Anything else needs a local permit.

What license should a Maryland contractor have?

A Maryland Home Improvement Commission (MHIC) license for home improvement work for homeowners. In Virginia, a DPOR contractor license for jobs over $1,000.
